The Gambier Island Local Trust Committee approved a variance permit allowing an existing dwelling, deck and storage shed to remain within required setbacks from watercourses, then approved a related development permit for the shed. [1]
The variance application sought relief from the required setbacks of 15 metres and 1.5 metres above nearby watercourses; the minutes say staff reported no effect on ecosystems and that responses received included support for the application. [1]
The development permit was approved with a condition that an arborist be retained if tree removal is proposed, as recommended by a Qualified Environmental Professional to protect the Streamside Protection and Enhancement Area. [1]
During the meeting, a trustee said the property had three tributaries crossing it and described seeing water flowing across the site after rain. [2]
The committee also amended its project charter for the Gambier Island Official Community Plan and Land Use Bylaw targeted review, adding work on the “Wilderness Conservation” designation title, a definition of “breakwater,” tram policies and regulations, water zones, and water tanks as structures. This is a good example of how challenging placement can be on a small property when you're dealing with so many tributaries.
