The draft would cover a 30-metre area upland and seaward from the sea’s natural boundary, but the committee made no decision at its July 30 information meeting.

The proposed shoreline development permit area would cover a 30-metre buffer upland and seaward from the sea’s natural boundary, and could require permits for new dwellings, major additions, subdivisions, shoreline protection works and significant land alterations or excavations; the planner said no decision was being made at the meeting or imminently.[1]
The planner said the buffer would be an area of interest, not a new setback, park designation or guarantee of public access, and would not prohibit development.[1] The draft guidelines favour approaches that work with nature where possible and encourage dock designs and placement intended to protect shoreline habitat.[1]
The meeting was the first of three community information meetings on the proposed guidelines, and the minutes say two more public meetings would be held in the same format.[1] The draft and a public survey were available online, with the survey open until August 31; staff said an engagement summary would be presented to elected officials in early 2027.[1]
In the recording, a speaker raised concerns about the summer consultation period and how the draft could affect people living off-grid on water-access properties, including dock size and ramp width.[2] Trustee Kate-Louise Stamford said the committee wanted specific ideas about appropriate dock and ramp dimensions, while the planner said the draft would apply to new construction and new land alterations if adopted.[2]
The minutes say staff would compile correspondence received to date and post it online, and that written submissions or comments at a public meeting would be included in material for the future committee.[1]

One of the things people aren't interested in in the summer is dealing with draft bylaws and that type of thing.
